FETA calls for earlier, clearer smoke ventilation guidance in Approved Document B

FETA is urging the UK Government to make smoke ventilation a priority within the ongoing review of Approved Document B, warning that current guidance is no longer sufficient for modern buildings.

In a new policy briefing, FETA argues that smoke ventilation should be recognised as a core life-safety issue rather than a minor technical consideration. It is calling for the creation of a dedicated smoke ventilation section within Approved Document B, similar to the existing sprinkler annex, with new guidance introduced by 2027 or early 2028 instead of waiting until 2029.

The trade body says today's residential and mixed-use developments are becoming increasingly complex, incorporating second staircases, evacuation lifts, mechanical ventilation systems and sophisticated control technologies that require clearer national guidance.

Among its recommendations, FETA is seeking stronger direction on natural and mechanical smoke ventilation systems, evacuation lift lobbies, ductwork, dampers, commissioning, maintenance and whole-system integration. It also highlights the importance of protecting evacuation lift lobbies to support disabled residents and ensure safe evacuation during emergencies.

Earlier, more comprehensive guidance would improve life safety, reduce inconsistent interpretation by designers and regulators, minimise future remediation risks and provide greater certainty for the construction industry. FETA has offered to work with government and the Building Safety Regulator to help develop practical, technically robust guidance.
